Do you require a prospective tenant to fill out an application?Is there a fee?
Yes.Prospective tenants are required to fill out a Rental Application, Consent for Background Check, Rental History and Criminal Search Authorization forms for which there is a $50 non-refundable fee.The forms are available on this web site under “Contact Us”.
Do you require a security deposit?
Yes, there is a security deposit of $300 per unit.
When is the rent due?
The rent is due on the first of each month.
Do you allow pets?
We allow cats (a maximum of 2) in all our locations.The pet fee for a cat is an additional $25 per month or $15 per month plus a $150 non-refundable pet deposit.We do not allow dogs in any of our buildings.Contained pets like birds and fish are allowed with no additional fee.
What appliances are provided?
All our buildings, with the exception of Midtown, have refrigerators and electric ranges.The ranges at Midtown are gas.
Senate Place 2 BR and all Heritage Arms apartments also have dishwashers.
What utilities are included in the rent?
What utilities are included depends on the building.We recommend looking at the “features” on the web page for the building in which you have an interest.If, after reading that page you still have questions, you can call us or send us an email.
Are there laundry facilities in the buildings?
Yes, each of our buildings has on-site laundry facilities.
Do any of your buildings have central air conditioning?
Senate Place II and the 2 BR at Senate Place I have central airconditioning. All other complexes, except Midtown, have wall air conditioning units.These units are both efficient and economical.
Are any of your buildings furnished?
No, none are furnished. However, all include window treatments and some of the apartments at Midtown have hardwood floors instead of carpet.
Can I attach a satellite dish to the building, or have it placed on the grounds?
No.You can not attach a satellite dish to the outside of the building or place it on the building's grounds.However all of our buildings are cable ready, so you can quickly and easily hook up cable for TV or high speed internet.
Is parking included in the rent?
If there is a parking lot on the property parking is included in the rent.In some cases a car port or covered parking is included. This varies on a building by building basis.
Are you close to the CATA bus line?
Yes very close. The furthest distance you would have to walk to a bus stop from any of our buildings is about two blocks.
What do I do if I have an urgent maintenance issue on a weekend or during the evening?
We have an “urgent” number for our tenants to call if they have an urgent maintenance issue after business hours or on weekends. Just call the complex office number and the urgent line will be on the voicemail message.
Should I buy renters insurance?
We highly recommend that you purchase renters insurance.It is relatively inexpensive and provides you with protection if anything of yours within your apartment is lost of damaged.
What do I have to do if I want a roommate and I am the only one on the lease?
First call the office and let us know.Your prospective roommate will have to fill out an application just as you did.Assuming that is approved, he/she will be added to the lease.
What is your move-out policy?
We require a 30 day written notice.Once you have removed all your belongings, cleaned and vacated the apartment you’ll need to call the office to turn in your keys and provide us with a forwarding address where we can send our security deposit.
When will I get my security deposit back?
We have 30 days after your lease has ended and you have moved out to get your security deposit back to you.If for some reason you do not receive the entire amount back it will be explained in writing.
