Application Requirements, Fees & Details

Applying for a new home should feel simple and straightforward. Below you’ll find an overview of Morleigh Inc.’s rental application requirements, screening criteria, and associated fees. Our goal is to provide a clear understanding of what is needed to apply, what qualifications we look for, and what to expect throughout the process. Application Process & Fees

All applicants must complete a rental application before a home can be reserved. A $50 non-refundable application fee is required for each adult applicant (18 years or older), and applications will not be processed until they are fully completed and payment has been received. We recommend contacting our office first to confirm current availability.

Qualification & Screening Standards

Morleigh Inc. reviews all applications using consistent screening criteria in accordance with Michigan law and Fair Housing guidelines. This includes verification of income, review of credit history, criminal background, and rental history. Applicants must meet the minimum income requirement of three (3) times the monthly rent, with proof of income provided.

Holding Fee & Reserving a Unit

Once an application is approved, a $400 non-refundable holding fee is required to secure the unit for up to 30 days. This holding fee will be applied toward the total move-in balance.

Animals, Pets, and Assistance Animals

If you plan to have a pet, animal, service animal, or emotional support animal in the unit, you must contact our office prior to applying. Our leasing staff will review all applicable policies, requirements, and any documentation or fees that may apply in accordance with Fair Housing regulations.
